Your condominium will be supplied with beach towels. It will not however be stocked with beach equipment. Too often items break or go missing and it is not feasible to track and replace the items. Sullivan Properties, Inc firmly believes in recycling & lowering the carbon footprint we leave on this planet! If items are purchased or acquired by guests and are still in good condition, we are happy to leave them in the unit for others to enjoy.

Located at the Kapalua Bay Villas #11G2, "Kapalua Sunset" is a large, 1100 square foot, ground-floor single level, ocean view condominium spacious for 2 adults looking to stay in a comfortable home, not a "hotel condo". It is in walking distance to three white sand beaches, including 'Best Beach' at Kapalua Bay. The lanai opens up to the landscaped lawn giving more 'outdoor living space.' Watch the sunset next to Molokai from the spacious lanai. The wall of windows in the living area brings the outdoors in! You can eat every meal on the protected lanai--no wind! This is a unique feature to our villa. Other condos and buildings can be too windy to eat on the lanai, but ours is great for al fresco dining! The tile in the living and dining rooms keeps the indoors cool, as well as the passive cooling from the trade winds when the louver windows are open.

The Bedroom has a small garden/ocean view from the lanai. The plank flooring and rugs in the bedroom matches the decor. There is a King size Sleep Number bed...pick the firmness to your comfort level. The original artwork in the bedroom has island themes that are both soothing and interesting to look at. No other condo will have the island feel and look.

Our collection of guide books are there to help make your trip easier to plan once you are there. There are also beautiful 'coffee table' books highlighting Maui and the other Hawaiian Islands, as well as the Tahitian Islands and other islands around the world!

Two Championship Golf Courses are located in the Kapalua Resort Community. There are two tennis/pickle-ball courts outside our door that are free to play on (racquets are available in the office). The great shops and restaurants within the Kapalua Resort Community make it so you never have to leave the area. There are three pools to choose from on the property, with BBQ kitchens, restrooms and showers. Watch the Sentry Tournament of Champions (formally the Mercedes Benz Championship) and all sporting events on the Smart TV! Walking and hiking trails are throughout Kapalua. Walk the trails at the old Village Golf Course for a super hike, take the Mahana Ridge Trail to the Maunalei Arboretum and see what grows in the rain forest (17 miles round trip). The Kapalua Zipline is always an adventure in the rain forest!

The historic Honolua Store underwent complete remodeling to offer more dining choices from the new kitchen and deli, serving breakfast, lunch and light dinner fare. Eat on the patio and watch the world go by!

The condo as been updated while keeping the integrity of the original design. You will feel like you are in an island home upon entering the front door. The grounds of the Kapalua Bay Villas are fabulous, with picture-taking opportunities throughout the property. This will be your home-away-from-home!!'

  Our service from Sullivan was excellent as well. We called about not having a blender and a broiler pan and they brought them out to us in just a couple of hours!

  Thank you again for a clean well outfitted rental at the Bay Villas. Check in was very late from storm delays but all past expectations for this, one of our favorite villas, were in order. like moving into our retreat condo, this was our 4th or 5th stay in this unit and it has become our comfortable home away from home for how we work and play on Holiday. Thank you for setting the AC to climatize for our arrival. our top 5 restaurants were booked early and all were spot on for service and quality. We walk to most of our dinner sites (Taverna, Pour House, Plantation and Merrimans all were staffed well and service was A+ along with fantastic weather. Full Moon is always a bonus. Everything was perfect. Thank you to the condo owners and Sullivan.

  We really enjoyed the condo. It is spacious and clean. This was are third time there. Only complaint the mattress is hard and not comfy. Patio is wonderful to have a cup of coffee and at night we would sit out and look at all the stars. We were there five weeks . We will be back.

  We really enjoyed our stay in 11G2. We have stayed in a number of other Bay Villa condos over the years, but this condo was probably the best maintained and cleanest of them all. The owners obviously love this place and have done their best to upgrade it and decorate it and keep things fully operational.
  While it is not oceanfront, the sunset view over Molokai is very nice and the large grassy area is a plus. The flowers were beautiful along the patio as well. There is air conditioning, but we found that we didn't really need it, since the breeze and fans kept the place very comfortable.

  Were we very pleased with the condo. It was exactly as the pictures showed it. The location in Kapalua was beautiful and close to the beach. The only drawback was the toaster and microwave. They didn't work well but got the job done.

  This is a great condo for accessing some of the best swimmable bays on the island. It is in fairly original condition but very clean. the kitchen has everything you need. The view is a peakaboo to the ocean but very pleasant to have breakfast on. The only negative is the bed is in need of replacement. The right side of the bed is in bad shape. My partner and I had to trade off sleeping on the couch. In terms of everything else though a pleasant stay.

  This Bay Villa was nice for the price. The bamboo wicker furniture gave it a vintage Hawaiian feel. Some upgrades in kitchen and bathrooms. One major complaint though, the bed was super uncomfortable!!! Horrible mattress which is a sleep number bed, but very old. It’s basically sleeping on a “glorified air mattress”. The owners should seriously consider replacing it, memory foam mattresses are fairly cheap these days. The AC was a bit loud but worked. Kitchen appliances and washer/dryer could be upgraded too. But like I said, good price for what it offers. Conveniently located, first building when you enter the gate. Property management company was good. Had a few problems with gate code but quickly resolved. I would consider staying here again if the mattress was replaced.
