The Ridge Villas were originally built in 1980 and were designed to blend into the terraced hillside overlooking the beauty of Kapalua’s coastline. The property sits above the Bay Villas and is a short drive from shops, markets and restaurants in Kapalua. Conveniently located minutes from world-renowned golf courses at Kapalua and Kaanapali and steps from shops, markets and restaurants in Kapalua, the Ridge Villas are surrounded by everything you would need on your Maui vacation. This property is also just a few minutes from Napili and Kahana for more dining pleasures and just a few miles away from the excitement of Kaanapali Resort. This unit proudly features:

The Ridge Villa location has breathtaking ocean views of the islands of Molokai, Lanai and Honolua Bay. This villa has high ceilings, a fully equipped kitchen, three full bathrooms and a washer/dryer. Located on the property are two heated swimming pools, gas barbecues and recreation areas for the convenience of owners and guests. Free reserved covered parking and free WIFI are also included. Whether you're looking for a relaxing vacation or fun-filled getaway, or the perfect quiet and quaint spot to rejuvenate. End your Maui vacation days relaxing with your favorite beverage!

Your condominium will be supplied with beach towels. It will not however be stocked with beach equipment. Too often items break or go missing and it is not feasible to track and replace the items. Sullivan Properties, Inc firmly believes in recycling & lowering the carbon footprint we leave on this planet! If items are purchased or acquired by guests and are still in good condition, we are happy to leave them in the unit for others to enjoy. If they are extremely dirty or broken, we must toss them out. There are places nearby that rent beach amenities – your property might also have an onsite rental shack. Most of the rental places nearby offer daily or weekly rates. Please note, we are not endorsing these companies simply providing the more popular options in the area : Snorkel Bobs in the Kahana Gateway Center, Boss Frogs in the Napili Plaza and Boss Frogs in Kahana Manor. Kapalua’s beauty can be enjoyed through hikes, restaurants and gorgeous beaches. The hiking trails at Kapalua range from easy to extremely difficult! Enjoy the ease of the Kapalua Coastal Trail, the Village Trails or the very difficult Mahana Ridge Trail.

  We went down stairs to the entrance, and I thought it was a basement, but when we opened the door, the living room was very bright and it was indeed on the first floor.
  It was very clean, and the kitchen appliances were new.
  The pool and BBQ area were right across the road, which was very convenient.
  We disposed of our trash at the outdoor trash area (on foot).
  We heard chickens crowing around 5:00 AM, and at night we could see a sky full of stars from the lanai.
  We ate breakfast on the lanai every day while gazing at Molokai Island.
  There are beaches nearby with different views.
  It seemed like someone with a dog lived on the second floor, but there was absolutely no noise, and we were able to truly relax and enjoy our vacation.
  It was very comfortable, but I'd like to mention a few things that bothered me.
  I hope this will be helpful for those planning to stay here.
  〇The air conditioner was very old and noisy.
  
  The remote control battery for the air conditioner in one bedroom was dead.
  We used the air conditioner in the other bedroom.
  The washing machine is a very old model.
  There were geckos and insects in the bathroom and entrance.
  This is to be expected since there are trees planted there.
  Pest control work was carried out in the room during our stay.
  We couldn't leave the room in the morning because we didn't know what time the company would come, so we moved the furniture slightly away from the wall before they arrived. The work was finished in about 10 minutes, but we couldn't stay in the room for the next two hours and went to the pool. We were notified of the schedule a week before our stay, and we changed our plans for that day.

  Really enjoyed the serene location. Area is very quiet & exceeded our expectations. Too bad Kapalua Bay Course was not open & in such poor condition. Downside of our stay was the furniture & decor is outdated. Chairs, couch & bed were sunken & quite uncomfortable. Spoke to the property management & it was unfortunate that the place wasn’t able to rent out for a month stay.

  We stayed in condo 414 for 4 nights and there was plenty of space for a family of 4. Space was clean, and the kitchen had everything we needed to cook. Enjoyed coffee and breakfast in the balcony overlooking the ocean. The condo is under another one but its on a hill so view was unobstructed and there was no noise from upstairs. We had a quiet and relaxing time there, and the kids really enjoyed the pool. Easy access to nearby beaches (walk 15 minutes). Further from other side of island though. Host was very responsive and diligently followed up with us before and during our stay. Thank you for a lovely stay!

  Great location, close to golf, beach, restaurants, hiking, snorkeling and a number of other locations to enjoy your Hawaiian vacation.   This condo was a gem. Large self-contained bedroom which was great for adult children. The kitchen and main area was roomy and comfortable. The best part was the large windows and view from the balcony. We watched whales and dolphins all day. The kitchen had all the plates/pans/bowls and utensils that you would need, we cooked in almost every night putting the kitchen to the test. You will need bring almost all the groceries from salt to oil to tin foil, if you can bring this from home it is cheaper.
  If you don't know Kapalua, it is a quiet spot on a busy island, it has great walks and beaches close, this is a must stay if going to Maui.

  The Ridge Villa community is a perfect location for experiencing the NW end of Maui. It’s walking distance to what you need, beach, restaurants, and small grocery and away enough from the busy streets of Napili and Kahana. The unit faces North, with a great view of the ocean and great breeze. In addition, the pool is behind the unit, making bbq access only 30 seconds away; but since the unit faces the ocean, not pool noise is heard.
  Things to know before you go. Bring all spices, condiments, ziplocks, foil etc from home. NOTHING is in the unit. The interior is dated, but that is shown in the photos, so should not be a surprise. The only item lacking for us was a mop. Even though we kept our shoes off, a fine layer of beach sand finds it way in. A mop would have been great to help manage.

  We had a wonderful stay at this spacious, beautiful home. So much better than a high rise condo. The views were gorgeous overlooking the well maintained and lush landscape. We were traveling with a 1 year old and this home was perfect. Plenty of space to move around, and we even used the huge walk in closet in the master bedroom as his sleep space. We were close to many good restaurants, and it took less than 10 minutes to walk to the beach. I highly recommend staying at the Ridge Villa 414. You won't regret it!

  Only issue we had was the front door is extremely heavy and slams behind you. I was nervous for my kids fingers. The rental company informed us less than 24 hrs that the resident upstairs complained about us slamming the door. We aren’t door slammers. The door does it on its own and needs to be addressed. It is also a safety issue. Otherwise, we loved our stay and would be happy to return.

  Easy check in process. Staff available by phone 24 hours a day (although we didn't need them really at all). Condo was clean and well stocked, and walking distance (20 yards) to the pool. Easy walk (5 or 25 minutes) to beach access, depending on which beach you chose. Cart and chairs available in condo, along with beach towels.
  
  Linens were clean, washer and dryer worked well for us (although it was not a large capacity system). No issues with AC, doors, appliances, or any other items that would be used during our stay. Large patio with dining table was excellent, as well as second patio off of master suite. Large bathrooms with plenty of space.
  
  Easy check out process. Overall no issues whatsoever. Would stay again!

  We booked this rental within a few weeks of our stay and everything went very smoothly! The condo was clean, convenient, spacious, stocked with everything you need in the kitchen as well as some basic amenities. The view was also beautiful! With two little ones (4 years old and 9 months), it was also very convenient to have the pool right across from us. My toddler kept saying how much she loved the condo. We also used the baby rental company, Maui on the Fly, who worked seamlessly with Sullivan Properties to have everything set up upon our arrival and picked up after our departure. All in all, a lovely stay and would stay again in a heartbeat.

  The condo was very clean, super spacious and well organized. All appliances worked and unit was well stocked with everything we needed! It had minor updates (floor and counters in kitchen) but otherwise a little dated - not a bad thing to us since we spend our time outdoors at the beach! Like a lot of ground floor units, the ants and worms will come. We must not have cleaned all the crumbs spotless because a few days we woke up to a stream of ants in a determined search for what we left. Easy enough to get rid of!
  
  The location is very quiet, green and luscious with a perfect beach/board walk just down the street. Not many kid friendly restaurants nearby but we made it work with our 1 and 3 year old.

  The location was beautiful, but the kitchen cabinets were original and smelled of mildew and must. There were very musty carpets in the bedrooms. Very poor water pressure in the shower and I had to buy my own bathtub stopper because it was broken. There was a tiny TV in the living room and it was not a SMART TV. Altogether the view was beautiful but the home itself needs to be updated badly. We also had a constant influx of millipedes and large fire ants.
