This resort’s prime location on the beach in Kahana is perfect. The spacious villas are beautifully appointed. Plenty of fine dining and family-friendly restaurants are within walking distance from the Sands of Kahana. If you prefer a stay-at-home meal, BBQ right on onsite or enjoy our fully-equipped kitchen with all the amenities right at your fingertips. Captain Jack's Restaurant on property serves breakfast, lunch and dinner along with a great Happy Hour! Dollies Pub and Café and Miso Phat are just across the street and also offer tasty cuisine. For convenience, there are two stores nearby with easy grab-and-go deli items and anything you might need without having to go to a larger busy grocery store.

Your condominium will be supplied with beach towels. It will not however be stocked with beach equipment. Too often items break or go missing and it is not feasible to track and replace the items. Sullivan Properties, Inc firmly believes in recycling & lowering the carbon footprint we leave on this planet! If items are purchased or acquired by guests and are still in good condition, we are happy to leave them in the unit for others to enjoy. If they are extremely dirty or broken, we must toss them out. There are places nearby that rent beach amenities – your property might also have an onsite rental shack. Most of the rental places nearby offer daily or weekly rates. Please note, we are not endorsing these companies simply providing the more popular options in the area : Snorkel Bobs in the Kahana Gateway Center, Boss Frogs in the Napili Plaza and Boss Frogs in Kahana Manor.     The view in the picture is real. The constant sound of the ocean is magical. The location is excellent. We saw so many turtles in June 2026. The beach sand was so soft, and it was so convenient with the beach, the pool and the hot tub. I know you can stay just a few miles away on a “nicer” bay, but you are paying 10X the price. This was the perfect location for our stay.

    My husband and I, as well as our travelling companions, were very disappointed in our stay at SOK. Bathrooms were not clean (yellow around base toilets, tub gray-needing a good scrub, etc).The general grounds around the property really need an update.We have been staying at SOK for over 20 years.SOK is basically just run down.There have been no visible improvements/updates to the property in that sorry to see SOK deteriorate like this.

    We enjoyed the location and amenities at this condo. It had plenty of space for the 5 of us and it was easy to access. The condo and the complex were well maintained and clean. We used the provided beach supplies and the on-site restaurant has very tasty food. We would stay here again.

    While it was spacious and well-equipped, it was outdated and in need of renovations. The biggest issues were the lack of air conditioning, which made the space hot and humid, the extremely uncomfortable beds that made it hard to sleep, and the poor lighting, which made the place feel dim and unwelcoming.

    On the plus side, the location was good, and the views were stunning, which helped compensate for some of the downsides. With better upkeep, new beds, improved lighting, and some form of cooling, this place could be a much better option.

    Spacious unit with everything needed for a family of 4-6. There are four buildings at this property and this building (#3) was the best location for views and nice breezes (no AC in most of these units) 3 fans were provided and lots of beach amenities including chairs, floaters, boogie boards and sone snorkel gear. Parking is included and there is plenty of it. Plenty of dishes and glasses etc. We appreciated that the property managers allowed us to check in 3 hours early since our flight arrived early in the day. There is a large lanai and large windows off the master and living area. No views in the 2nd bedroom. Lots of closet space and recently updated bathrooms. We enjoyed the pool and hot tub every day and loved having access to a small sandy beach with an outdoor shower for rinsing. We saw turtles off the shore and the view of other islands as well. Having the restaurant on property is convenient. But you cannot bring your drinks to the pool from the bar so bring your own insulated tumblers and make up your own drinks! Maui Brewing Co, Miso Phat sushi, Dollies Pizza, a general store, liquor store, Boss Frogs beach rentals and more are right across the street. But there are lots of bbqs if you want to grill and chill. You are close to Kaanapali, Napili and Kapalua. So much to do within a small radius. The only downside if I had to put one out there is the furnishings are a little dated. But honestly- it all worked well for us since we were only there to sleep for the most part. Oh and one last note on that ... if you like to fall asleep to the sound of waves crashing - this is the place for you!!!

    This property is older and it shows. Unit 336 has had kitchen and baths updated, but the beds in the 2nd bedroom are old and hard. The couch is ancient and you sink to the springs. The bath amenities are miniscule, watery liquid soap at the sinks and one quarter size soap, and this was for 4 days. One mini shampoo, no lotion or anything else. The biggest issue though is the unrelenting wind noise that has a constant whirling sound despite closed windows.

    Plenty of room, open and airy. Fantastic location, restaurants and shops within walking distance. The ocean view was exceptional. There were beach chairs and coolers in the condo. Had a drain maintenance issue that was handled as soon as I called it in, appreciated the quick response. Could have been a little cleaner, having a broom would have been helpful.

    FANTASTIC VIEW, CONDO NOT SO MUCH. MASTER BATH SHOWER IS OLD, WATER TRICKLES FROM SHOWER. PULLED OUT A DRAWER IN BATHROOM, FRONT CAME OFF IN MY HAND. SECTIONAL IS VERY OLD,FILTERS NEEDED TO BE CHANGED IN FRIDGE, OLD APPLIANCES, THE FLOOR CORNERS IN EACH ROOM WERE DIRTY. ALL IN ALL, 3 STARS IS ABOUT RIGHT.

    Sullivan Properties makes renting a unit at Sands of Kahana very easy...seemless in fact. No concerns whatsoever with the process. But, despite the fabulous location of this unit on the ocean front, our takeaway is that the unit is getting stale and dated (we've stayed in this unit before) much as are the timeshare units throughout Sands (including the ones we've stayed in before...and will continue to stay in because we love the property overall). The kitchen pantry smells of garlic, things are getting old looking and worn. And since the rental prices don't seem to be going down (thus we assume revenues are still good) isn't it possible to provide basic higher quality and more necessities in the unit at check-in (coffee, spices, olive oil, higher quality soaps, shampoos, conditioners, etc., etc.) like we are used to seeing in AirBNB's and VRBO's throughout the world? Hate to be a little negative because we love Sands of Kahana and we love the view from this particular unit. One other thing...and this has nothing to do with Sullivan Properties, the labor shortage in HI really shows in the staff at Sands of Kahana. The check-in and check-out staff, although polite, seemed very young, inexperienced, and minimally trained. Not the outgoing, friendly, professional, helpful staff we were used to at Sands of Kahana over the years. But we saw similar problems at restaurants throughout the island, etc. Thanks, we'll be back.

    Very nice space. Vacuum was not useable. No bucket for the mop and no way to squeeze it out. Bad dust pan and no little hand broom. Refrigerator needed 2 filters. Clean except for around the washer and hot water tank. One closet door was pulled off the slider. Otherwise nice condo.

    Wonderful AirBNB. The view was absolutely amazing. No buildings between you and the ocean. We listened to the waves all night long.
    Good amount of space, perfect for a family of 4-5 people. The deck provided a lovely outdoor seating option and a great place to see turtles swimming by.
    We are planning on visiting Maui again and if this place is available, we will book here again.

    Very nice view. Unit need’s updating: garbage disposal is terrible and worn out- dishwasher doesn’t clean, found lipstick on glasses and dirty silverware. Washing machine makes terrible noises and shows rust. Cabinets in kitchen needs to be tightened up and deep cleaned.
    Mattress in spare bedroom needs replacing .
    We have been staying at the Sands since the 1990’s and love the place. This unit was the worse one we have stayed in.

    We loved this unit...for its location — the ocean front view is spectacular — and for the overall amenities available at Sands of Kahana. But the room? So-so at best as appliances, fixtures, furnishings, etc., are dated and needing upkeep. They worked but are on their last legs. The property manager was great, very attentive, and helpful during our stay.

    The ocean views alone sell this unit as they are simply breathtaking from the lanai, as well as from inside the unit thanks to the wall-to-wall windows in the main bedroom through to the connected living room. Expect to find yourself wanting to spend lots of time sitting on the lanai in the morning and late afternoon viewing the sunset and islands of Lanai and Molokai. Large (1500sf) well-appointed 2 bed / 2 bath unit was ample room for our family of 4. Rooms and bathrooms on opposite ends of the unit gave the kids and parents their own sense of privacy. Decor is a bit dated, but in very good/clean condition and gives a classic Hawaii beach vibe. Onsite restaurant/bar by the pool with ocean views was very convenient and had great casual food & drinks. Great coffee shop (Hawaiian Village Coffee) a short walk away, and a fun/good sushi restaurant/bar (Miso Phat! lol) right across the street. Note that the unit (like most in Maui) has no air conditioning, which was no problem for our trip in October (the perfect month to be here imo), but may be for some in the more hot/humid summer months. Highly recommended for families on a modest budget; we stayed 5-nights for the price of 1 night at The Ritz a few miles away. Host (Sullivan Properties) provided great communication emails before, during, and following stay. While the unit does not promise beach equipment, they will leave equipment purchased/left by previous guests. We were lucky enough to find and use a beach umbrella, 2 beach chairs, a beach cooler, 2 boogie boards, and 2 sets of snorkel gear during our visit, which saved us literally hundreds in purchases/rentals while there. Kaanapali area in general was fantastic if you prefer a slightly more laid-back and less commercialized experience than the bigger resort towns (Kapalua & Wailea). So many great lodging options in Maui, but based on our experience I see us booking this unit again on our next Maui family trip as it delivered amazing "bang for the buck".
